Air sealing and attic ventilation are the two pieces of work that decide whether attic insulation performs, and in Innisfil they are also the cure for ice dams. Ice dams form when warm air leaks into the attic, melts the underside of the snow on the roof, and the water refreezes at the cold eave into a ridge that backs water up under the shingles. Innisfil sits at the south end of the Georgian Bay snowbelt, with about 223 centimetres of snow in a normal winter and more than sixty in January alone, so the load on a roof here is heavy and the melt is steady. Air sealing is the sealing of every gap between the house and the attic, and there are more of them than most people expect. Top plates, wiring and plumbing holes, pot lights, bathroom fan housings, the chimney chase and the attic hatch all leak warm, wet air upward. We seal them with foam and caulk from the attic side, fit covers over pot lights that allow them, and fit an insulated, weatherstripped cover to the hatch. A bathroom fan found venting into the attic is rerouted outside. Only then does the attic insulation go in.
Baffles at the eaves are what keep the soffit vents open once the insulation is at full depth, and without them the new fill blocks the airflow and the attic warms and holds moisture. We fit a baffle in every rafter bay at the eave and confirm the ridge or roof vents are clear. A cold, dry attic is what keeps the snow frozen on the roof and the sheathing free of frost.
We do not blow cellulose over an unsealed ceiling, because the fill then hides the leaks and the ice dams keep coming back. Air sealing and baffles are written into the scope of every attic job, and the blown-in insulation page shows what follows them.
