A bonus room or bedroom over the garage is cold because the garage ceiling under it was insulated with batts that sagged, were never fitted, or stop short at the rim, and the floor of the room sits in unheated air. Alcona and the newer streets off Innisfil Beach Road are full of two-story houses with this layout, and the fix is a properly fitted, air sealed garage ceiling. Closed cell spray foam against the underside of the floor is the best answer, and mineral wool batts fitted tight with a sealed poly are the lower-cost one.
The wall between the garage and the house needs filling and an air seal, because a leaky shared wall lets in cold in winter and exhaust fumes all year. We fill the wall, seal the top plate and the penetrations around the door frame and wiring, and fit a vapour barrier on the warm side. A detached garage or workshop that is going to be heated, which is common on the larger lots around Stroud, Churchill and Cookstown, needs the walls, the ceiling or roof deck and the slab edge all insulated, or the heater runs constantly and the building still sweats.
