Spray foam insulation is the material we install where air, moisture and heat all have to be stopped in one layer, which in Innisfil means rim joists, crawl spaces, foundation walls, cathedral ceilings and steel buildings. Closed cell and open cell foam are both available, the substrate is measured before anything is sprayed, and the work is insured.
The written scope names the type of foam, the thickness and the area, and the finished thickness is measured as it goes on.
Closed cell spray foam insulation is dense and rigid, adds about R-6 an inch, and becomes its own vapour barrier at the right thickness, which is why it is the foam we use against concrete, in crawl spaces and on a roof deck. Open cell foam is soft, about R-3.5 an inch, lets moisture pass through, and costs less, which suits interior walls, floors between stories and deep irregular cavities inside the heated part of the house.
Using open cell where closed cell belongs is the most common spray foam mistake we are asked to fix. A foundation wall or a crawl space needs the vapour control that only closed cell provides.
Below grade, spray foam insulation solves a problem batts cannot. A foundation wall is the coldest surface in the house and it is damp on the outside face, and the ground along the Lake Simcoe shore drains quickly in the sand and holds water in the low ground toward Cook's Bay. Closed cell foam sprayed directly on the concrete seals the wall, insulates it and blocks the moisture in a single layer with no cavity behind it for condensation to collect in.

A vaulted ceiling with no attic above it has nowhere to blow cellulose, so spray foam insulation on the underside of the roof deck is how it gets insulated. The same goes for the great rooms and lofts common in the newer lakefront builds, and for the flat and low-slope roofs on older cottages. Closed cell foam against the sheathing seals the roof, stops the warm-side condensation that rots a vaulted roof from the inside, and adds strength to the assembly.
Foam in a living space must be covered by a thermal barrier, and half-inch drywall is the standard way to do it. In an attic, a crawl space or a wall cavity that is not normally occupied, a tested coating over the foam is the usual answer instead. We include the covering in the scope so it is never an afterthought, and we do not leave foam exposed in a room that people use.
The problems with a poor spray foam job show up in year two, as foam shrinking away from the framing, a chemical smell that never clears, or a wall that is colder than the one beside it. The causes are the two components mixing out of ratio, foam sprayed onto a surface colder than the product allows, or one heavy pass instead of lifts built up to thickness.
We measure the substrate temperature before we spray, build the thickness in lifts, and measure the depth as it goes on. Foam that has failed cannot be sprayed over and has to be cut out back to clean framing, which the insulation removal page covers.
