Cottage insulation is the work of bringing a seasonal building along the Lake Simcoe shore up to a standard it can be lived in through an Innisfil winter, from the crawl space to the roof, and it is a job this town has more of than almost any other. We plan it in stages that match a budget and a season, and every stage is fully insured.

From Sandy Cove and Alcona down through Lefroy and Belle Ewart to Gilford, the Innisfil shoreline was built up with summer cottages on piers and block crawl spaces, framed in two-by-four with little or nothing in the walls and roof. Many were converted to year-round homes as the town grew, and the conversion often stopped at a furnace and a new window or two. The result is a house that costs a fortune to heat, freezes its pipes and grows frost on the inside of the walls.
The crawl space is stage one of nearly every cottage insulation job, because a warm, dry floor stops the pipes freezing and takes the chill out of the whole building. A cottage wall is shallow, so the material has to do more in less depth. Closed cell spray foam gives the most R-value an inch and turns the wall into its own air and vapour barrier, which matters on a lakefront wall facing the wind across the lake. Dense-pack cellulose is the lower-cost answer where the walls are staying closed, as the wall insulation page explains. Where a cottage is being reframed, we insulate the new walls as part of the job.
A cottage roof is often a cathedral ceiling with no attic, or a low attic too tight to work in, and both need a different approach from a house attic. Closed cell spray foam on the underside of the roof deck insulates and seals a cathedral ceiling in one layer, and a low attic is blown with cellulose from the hatch with baffles fitted at the eaves. A cottage that is closed in winter still benefits from an insulated floor and roof, because it stays cooler in a July heat wave, dries out faster in spring, and is far easier to bring up to four-season use later. If the plan is to stay seasonal for now, we do the floor and the roof and leave the walls for the year the conversion happens.
A full cottage insulation job in Innisfil typically runs from around $8,000 for a small cottage done in cellulose and foam to $20,000 or more for a larger lakefront building in closed cell throughout, and each stage is priced on its own.
