A vented crawl space lets winter air move under the floor, and in this climate that means cold floors, frozen pipes and batts soaking up moisture until they fall out of the joists. Along the Lake Simcoe shore, from Sandy Cove down to Gilford, a large share of the older houses began as cottages on piers or block walls with a crawl space under them, and most were never insulated for January.
We start by sealing the ground with a heavy vapour barrier, lapped and taped, because the ground is where the moisture comes from. The sandy soil close to the lake drains well but still gives off vapour, and the low, wet ground toward Cook's Bay gives off a great deal more. Once the ground is sealed and the vents are closed, the space can be insulated as part of the house instead of as the outdoors.
Standing water or an active leak is a drainage problem that goes to the right trade before we insulate.
Closed cell spray foam is what we install in a crawl space, on the perimeter walls of a sealed crawl or on the underside of the floor above an unsealed one, because it seals, insulates and controls moisture in one layer and it does not fall down. Batts do not work here, and pulling out fallen, wet batts is the most common start to a crawl space job on the shore.
